For Getting Your House Ready To Sell |

People often ask what they can do to get a better reaction
from potential buyers. Most of the things I tell people
are basic ideas that should be followed. I have heard
comments from buyers over the years, so I have a good idea what
turns off a buyer.

First.. and very important!!!!.....CLEAN YOUR HOUSE ! |

Many times I have brought prospective buyers to houses they were
interested, only to find their opinion change due to the
cleanliness of the home, not by the layout or quality of the
house. First impressions really count when selling your house.
A clean house shows the buyer that you care about your home,
and they sense you have also taken care of the parts that they can't see.
When a buyer walks into a dirty, cluttered house, that is all
they see. Many times they just turn and walk out.
So, again.....IF You Have Company Coming ...Clean it
up !

Wash windows, glass light fixtures, bathrooms fixtures should
shine, closets should look organized. |

are trying to picture how the house will look when they own
it. Addressing these details will help them imagine
themselves owning
your home.

Look at the front porch and front door. It should be freshly
painted and no leaves or garbage around it. Look at the siding
around the door. If dirty wash it, and remove cobwebs. |
| Your
front entry is one of the first things that the buyer will see
as they approach your house. A negative image at
this stage could affect how they judge the rest of you home.

Trim any trees and bushes. The front of the house must look good to get a buyer to want
to see the inside. |

affects what we call the curb appeal of your house. I have
found many of my customers will select a house to look at and
never get out of the car because the house looks like it was
poorly maintained. You are not only selling your house, but the
entire image of the property.

When your house is going to be shown turn on all lights if it
is a cloudy day (or evening) and then.....LEAVE THE
HOUSE while it is being shown.

Be willing for your home to be shown.

| Try to be flexible
when someone wants to see your home. If you have "
restrictions " on the showing time, they won't look at
your home, but will go on to another house.
